Homeowners looking to transform their outdoor living spaces and potentially increase their home’s resale value should take note — a new report from the National Association of Landscape Professionals (NALP) and the National Association of Realtors (NAR) has identified 11 top landscaping projects that deliver the greatest return on investment.

What this really means is that strategic investments in your yard and garden can pay dividends when it’s time to sell. “Curb appeal figures prominently, and 97% of NAR members say they believe it is important in attracting a buyer for residential properties,” explains Lisa Stryker, NALP spokesperson.

Landscape for Maximum Impact

According to the report, the 11 landscaping projects that scored highest in both homeowner satisfaction and potential resale value include standard lawn care, garden beds and borders, trees and shrubs, and even elements like water features and outdoor living rooms. The bigger picture here is that prospective buyers are looking for move-in ready homes with polished, well-maintained outdoor spaces.

“You want to make a good impression with your home. That means making sure the yard and landscape are neatly mowed, plants are trimmed, and beds are edged,” Stryker notes. “Adding seasonal color—plants in planters and on the front porch—makes a great first impression. A well-kept yard and neat landscape is always an advantage when selling a home.”

Invest in Livability, Not Just Resale

While resale value is certainly a consideration, Brandi Snowden, NAR’s director of member and consumer survey research, advises homeowners to also think about how they want to experience their outdoor spaces. “I wouldn’t go into it with the mindset that it is a financial investment. I’d think of it as a lifestyle investment,” she says.
